Reservation Conditions
Reservations made are subject to accommodation availability and payment confirmation.
To confirm the reservation, the guest must make the corresponding payment, according to the conditions provided for each accommodation.
The reservation rates, security deposit, cleaning fee, or any other fees are those advertised at any given time on the page of each accommodation.
VAT is included in all Prices at the Current Rate
Payment Methods
Reservation payments can be made using American Express, Visa, or MasterCard credit cards.
Guests are also subject to the specific rules available for each accommodation.
Pre Check-in
Upon completing the reservation, the reservation holder will receive an email 108mmhouse@gmail.com and/or SMS +351910346771 from 108mmhouse confirming the booking and providing important information about the stay
Accommodation and information regarding additional services (such as transfer services or extra cleaning services).
Guests will be invited to fill out a Guest Registration Form, which is of utmost importance for the preparation of their stay.
The Guest Registration Form will request, among other details, the estimated time of arrival, the total number of guests staying – so we can provide the correct amount of bed linen and bath towels – as well as mandatory information required by the immigration and border services.
Guests must indicate the exact number of people on the Guest Registration Form. The number of guests specified in the reservation cannot exceed the number of guests staying in the accommodation. If the number of guests exceeds the limit, 108mmhouse reserves the right to require guests to leave the accommodation without any compensation or refund of the fees paid.
108mmhouse does not assume any responsibility for the incorrect or incomplete filling out of the Guest Registration Form.
Any attempt to alter and/orand/or forgery of the original information will invalidate the Guest Registration Form and may result in the cancellation of the reservation.
Cancellation Policy
After the reservation is confirmed, the following fees will apply in case of cancellation:
a) The guest will pay 50% of the total reservation amount if the cancellation is made up to 30 days before check-in.
b) The guest will pay 100% of the total reservation amount if the cancellation is made less than 30 days before the check-in date.
If an overbooking situation occurs (i.e., simultaneous bookings for the same accommodation) involving the accommodation reserved by the guest, the guest expressly acknowledges and agrees that 108mmhouse may relocate the reservation to an accommodation of the same category (ensuring, in any case, that the quality of the alternative accommodation is not inferior to the originally booked accommodation), at no additional cost to the guest and without any right to compensation from 108mmhouse.
Conditions of Stay
The reservation holder must be at least 18 years old and must remain in the reserved accommodation throughout the entire stay. Guests under 18 years old can only be accommodated if accompanied by an adult who is the reservation holder.
The reservation holder must provide a valid address, a telephone contact, and an email address.
Pets (of any breed, size, or age) are not allowed at the Property 108mmhouse .108mmhouse reserves the right to require guests to leave the accommodation without any compensation or refund of the fees paid if any animal is found inside.
Smoking is not permitted inside the accommodations.
Under the terms of paragraph of article 45 Paragraph A) Nº 1 of the Convention Implemented by the Schengen Agreement, the accommodation of foreign citizens must be reported to SEF (Portuguese Immigration and Borders Service), meaning all individuals who do not hold Portuguese Passport or Identity Card.
For the purposes of the previous paragraph, all guests with foreign nationality must provide all the necessary identification information by the check-in date, through the Guest Registration Form.
Guests must notify 108mmhouse of any damage to the accommodation, its contents, equipment, or fixtures that may occur during their stay, even if the guest considers the damage to be normal wear and tear and not their fault. If the guest fails to notify 108mmhouse of such damage, held responsible for it.
Additional Services
108mmmhouse offers a variety of additional services to guests, such as private transfers, cleaning and laundry services, cribs, and tickets to various tourist attractions ( Tours etc )
All additional services are provided upon request and are subject to availability confirmation.
108mmhouse is not responsible for any services provided by external companies.
Check-in and Check-out
At check-in, identification documents will be requested from the reservation holder, as well as from all foreign guests, to verify the information provided.
Unless otherwise agreed, accommodation occupancy on the check-in date will take place between 3:00 PM and 6:00 PM.
In the case of a late check-in – after 8:00 PM – a Self check service is available, and the guest must confirm this possibility in advance with 108mmhouse. The self check-in service is subject to the prior and complete filling out of the Guest Registration Form by all guests.
Check-out must be completed by 11:00 AM, and all guests must vacate the accommodation by the scheduled time. Guests should inform 108mmhouse of their desired check-out .
Guests MUST NOT leave the keys in the door lock.
If a guest refuses to leave, 108mmhouse reserves the right to enter the accommodation, remove the guest’s belongings, change the locks, and take any other necessary measures. (The guest will be responsible for any costs resulting from such actions).
Any changes to check-in or check-out dates and times must be confirmed by 108mmhouse.
At check-in, 108mmhouse will provide only ONE set of keys, or a Keycard and guests should be careful not to lose them or leave them inside the apartment. Guests must return all keys at check-out.
If a locksmith service is required, the guest will be responsible for the full amount charged by the service provider.
The provider's fee will depend on the complexity, materials, time spent, and other variables.
108mmhouse is not responsible for any items left inside the apartment.After the guest's departure, any belongings found in the apartment can be returned upon request. The guest is fully responsible for all costs associated with the return process of their belongings.
Cleaning, Bed Linen Towels and amenities
The accommodation will be cleaned before guests' arrival. 108mmhouse service includes a set of towels per guest bed linen, and amenities for each reservation.
According to our Environmental Policy , additional cleaning services and products, including the replacement of bed linen and towels, are available for an extra fee.
Guests are expected to keep the accommodation as tidy and clean as possible and must leave it in good condition upon check-out to ensure 108mmhouse can properly welcome the next guest.
Guests should not leave garbage inside the accommodation, by the door, or outside the building’s door (when applicable). Instead, they should use rubbish bins on the public street designated for this purpose.
Equipment, Furniture, and Items in the Accommodation
If any appliance is not functioning, or if guests are unsure how to operate any equipment in the accommodation, they should contact the 108mmhouse reception using this number +351 910346771.
No alterations to the accommodation or its contents are allowed.
All items found in the accommodation belong to the property owner and must not be moved or removed from the property during the stay.
Maintenance and Special Requests
Any issue within the accommodation (e.g., electrical problems, equipment malfunctions, water leaks) must be immediately reported to 108mmhouse at the reception or by email or telephone. Depending on the nature of the problem, resolution may take up to 72 hours or longer if third-party services are required.
While respecting guests' privacy, 108mmhouse reserves the right to access the accommodation at any time if necessary for inspections, repairs, or emergencies.
Extra beds and baby cribs can be requested in advance but are subject to availability at the time.
Noise, Illegal Activities, Safety
Accordingly to the Portuguese Law, the NightTime Quiet Hours from 10:00 PM to 8:00 AM, and guests must maintain silence during this period.
Guests should not disturb other guests, including when opening or closing the accommodation door or the building’s entrance door (when applicable).
Bookings for illegal or immoral activities are not accepted.
The guest whose name appears on the reservation confirmation email will be responsible for the behavior of the entire group and agrees to avoid any illegal activity.
Guests are not allowed to invade the privacy of the property owner or publish any information that could enable third parties to identify the property's address or the identity of the owner (even if such information is already publicly available).
Guests are primarily responsible for their own safety during their stay at 108mmhouse. Guests should pay attention to any instructions or explanations provided by 108mmhouse during check-in.
If a guest becomes aware of anything during their stay that they believe poses a health or safety risk, they must immediately inform 108mmhouse.
Upon leaving the accommodation, guests must ensure that all appliances are turned off, windows are closed, air conditioning, central heating, and lights are switched off.
Liability
108mmhouse service is legally limited to its accommodations and the relationship with guests during their stay. 108mmhouse will not be held responsible for any occurrences outside the boundaries of the accommodation, such as external noise, construction, neighbors, or any other matter not directly related to the accommodation itself.
The photos and descriptions of the accommodations are produced by 108mmhouse. Minor changes to the accommodation may occur compared to the photos on the website, without affecting its overall condition or amenities.
108mmhouse will not compensate guests, refund fees, or transfer guests to other accommodations based on the appearance of the property or its surroundings. It is the guest’s responsibility to ensure, before booking, that the area or neighborhood they choose is to their satisfaction.
108mmhouse shall not be held responsible for any damages, whether directly or indirectly caused, that may occur during guests' stay, such as personal injury, theft, burglary, or criminal behavior, as well as losses due to fire, misconduct, etc. The same applies to any deficiencies in the supply of gas, electricity, water, telephone, or internet services.
All thefts, burglaries, or any criminal behavior must be immediately reported by the guests to 108mmhouse, as well as to the competent police or judicial authorities.
108mmhouse is not responsible for any delays, accidents, losses, or changes in schedules or rates related to services provided by our suppliers. 108mmhouse is also not liable for errors and/or omissions, false statements made by third parties, disputes between a guest and a third party, or the content of external links, other than the platform where the reservation was made.
In the event that guests fail to comply with these terms and conditions, or in cases of inappropriate behavior, 108mmhouse reserves the right to require guests to vacate the accommodation without any compensation or refund of fees paid.
Legislation Agreement
This agreement is entered into between the guests and 108mmhouse, a company duly authorized to provide accommodation rental services. This agreement grants guests permission to occupy the accommodation for the agreed period and under the agreed terms.
Guests are not tenants of the accommodation and do not hold exclusive possession of the property. In the rare event that a reserved accommodation becomes unavailable due to damage caused by any circumstance beyond 108mmhouse' control, such as water or gas leaks, 108mmhouse will not be held liable for any inconvenience caused. However, all necessary steps will be taken to relocate the guest to accommodation with similar characteristics.
If guests do not accept the relocation, the total amount paid (excluding costs related to the days the apartment was used by the guest, if applicable) will be refunded. However, 108mmhouse will be liable to the guests for any additional compensation regarding the reservation cancellation.
108mmhouse will not be held responsible for any theft of belongings left in the accommodation.
Amendments and Applicable Jurisdiction
108mmhouse reserves the right to update its terms and conditions at any time, as necessary. It is the responsibility of those using 108mmhouse services to review these terms and conditions in the event of any changes before making a reservation.
By agreeing to use 108mmhouse services, it is understood that the guest accepts any amendments, and all parties will comply with such changes. These terms and conditions do not affect guests' statutory rights.
These terms and conditions are governed by Portuguese law. The Portuguese Courts shall have exclusive jurisdiction over any legal action related to any accommodation reservation with 108mmhouse
